The scheme consists of two phases with a further phase to be developed. The main focal point of the scheme is the renovation of a Grade II Tudor Manor House.

The remainder of the scheme is all new build construction constructed from load-bearing masonry with complex steel and cut rafter roofs. The new build buildings are constructed from load-bearing masonry and precast floors. Foundations are a mixture of strip footings and piled foundations.

The drainage scheme consists of attenuating the surface water below ground before discharging into the lake. The foul water is collected into a foul treatment plant, the water is cleaned to meet the limits specified by the Environment Agency and then discharged into the lake.
