The scheme consists of an existing building renovation, construction of a below ground basement and the construction of a steel-framed building linking the existing buildings together.

Due to the planning requirement of keeping the existing clock tower, a façade retention scheme was also used to support the clock tower while the basement and steel frame was constructed.

The foundations were piled with pile caps supporting the steel frame. The upper floors were metal decking with concrete topping. The walls were an SFS cold formed system supporting the external finishes.

The drainage strategy was challenging to develop in conjunction with the adjoining site owner. The surface water and foul water outfalls discharge onto adjacent land. Surface water attenuation is provided below the basement slab to meet the combined flow rates for both sites.
